Bridging finance is a short-term loan — typically between 1 and 24 months — secured against property. It's designed to "bridge" a gap in funding, for example when buying a new property before selling an existing one, purchasing at auction, or accessing capital quickly while longer-term finance is arranged.
A first charge means Oakstream Finance holds the primary security over the property — typically used when there is no existing mortgage. A second charge sits behind an existing mortgage, allowing you to borrow against your equity without disturbing the first lender. Second charge bridging is ideal when you don't want to repay or remortgage your existing loan.
We can typically provide a decision in principle quickly after receiving your enquiry. Completion timescales vary depending on legal and valuation processes, but we work hard to move as quickly as possible, particularly for time-sensitive purchases such as auctions.
In most cases, yes — full planning permission is required before development finance is drawn down. However, we can discuss your project at an early stage and help you plan your finance strategy so you're ready to move the moment planning is granted.
GDV stands for Gross Development Value — the projected market value of a property once a development is complete. For development finance, lenders use GDV to assess how much they're willing to lend relative to the end value of your scheme. A strong GDV improves your borrowing capacity and reduces perceived risk.
